BWA served as both Architect of Record and Interior Designer for the renovation of ten penthouse suites at Seneca Niagara Resort & Casino. Executed on a highly expedited three-month construction schedule, the project delivers an outcome embodying elegance, cultural storytelling, and modern luxury—positioning the resort as a premier destination for discerning travelers.

The design for the ten suites was inspired by the cultural heritage of the Seneca Nation of Indians. To enhance guest choice and design impact, the suites feature two distinct, luxurious, and timeless schemes. These schemes-ranging from furniture style to colors and materials-are entirely different.

The contrasting palettes utilize rich berry and earth tones, accented with vibrant color splashes and sleek integrations of metal, mirror, and stone. These elements beautifully frame the breathtaking views of Niagara Falls visible through floor-to-ceiling windows, creating a serene yet striking guest experience. A final unique detail involved the BWA team working with the client and tribal artists to create custom art pieces, adding a personalized layer of tribal influence to the finished design.

As the epitome of elegance, the suites are equipped with exclusive amenities and technology for an upscale and comfortable experience. Guests enjoy enlarged, spa-like master bathrooms featuring Kohler Effervescence Hydrotherapy tubs that deliver a soothing, champagne-like bubble effect.

Completed in December 2023 and delivered under budget, the project reflects BWA’s ability to execute high-impact design with precision and speed. This success was achieved despite unique challenges, including a design pause followed by an expedited schedule to meet a New Year’s deadline.
